Our story and mission to help new wholesalers succeed
Our Story
We started GoFlexi after seeing new wholesalers struggle to get their business off the ground. Many were stuck without leads, and therefore unable to make offers, and therefore unable to close any deals. When the leads they did get never closed, they were unable to build momentum. Indeed, these are the struggles of any new business.
We knew that getting leads the way gurus usually taught was expensive, and new wholesalers didn't have the money to buy expensive software for obtaining property data, analyzing deals, and reaching out via cold calling, mailers, etc. No money for PPC ads, no money to hire VAs, and no money to risk for one contract with a 30% chance to close. Not enough time to grind through the free marketing methods, and not enough motivation to keep doing it with no results.
So these were the problems we saw. And who were we, and where were we at? We were wholesalers ourselves, and had built our own lead generation website (sellthehouse.info). Our owner loved seller finance and had created a high ranking seller finance calculator. People were loving it. He realized that with some seller finance knowledge, there was a way to solve all of the problems new wholesalers had, and be able to get leads for free in an automatic way. No high expenses and no grind. Thus, GoFlexi was born.

To empower new wholesalers with the tools, knowledge, and strategies they need to build successful real estate businesses without the traditional barriers of high time and money costs.
How GoFlexi has grown
Our original calculator quickly drew an audience well beyond the wholesalers we started with — note investors looking to price what they were buying, home sellers weighing a low cash offer against financing the sale themselves, and people just trying to understand how a seller-financed note actually works.
To serve them, we expanded into a broader toolkit: an Instant Mode that turns a value estimate into cash and creative offers on the spot, side-by-side scenario comparison, note appraisal with risk-adjusted yields, a full time-value-of-money solver, a servicing simulator that shows how a note plays out over its life, and a growing library of free tools — alongside the wholesaler workflow that's still at the heart of GoFlexi.
Most recently we've grown past single deals into income properties: an underwriting tool that projects a rental or small multifamily to a multi-year return — with the best year to sell, a BRRRR refinance lens, and a sensitivity grid — and a capital stack and equity waterfall for splitting those returns among partners with a preferred return and GP promote. The same idea that started us, tailoring terms to make a deal work, now runs from a single seller-financed house all the way up to a partnered commercial deal.
